What it covers

A boiler service is a structured inspection and clean of a gas appliance: visual and safety checks, casing removal, combustion analysis, gas rate check, inspection of the heat exchanger, burner, electrodes and seals, condensate trap clean, flue integrity and clearance checks, system pressure and expansion vessel check, safety device testing, and a written record of what was found.

Who it's for

For every household with a gas boiler, and non-negotiably for anyone whose boiler is under a manufacturer guarantee, including the 10-year cover that comes as standard on boilers we install. Landlords also need annual gas safety checks on let property, which is a separate legal requirement running alongside servicing.

When you need it

Annually, and ideally in spring or summer. Booking in warm weather means you find a tired pump or a scaling heat exchanger while being without heating for a few hours is an inconvenience rather than a crisis, and while parts and appointment slots are easier to come by.

Why it needs doing properly

Two reasons, both financial. The first is that virtually every manufacturer guarantee is conditional on annual servicing by a Gas Safe registered engineer, miss it and ten years of cover quietly becomes nothing. The second is that servicing is diagnostic: combustion figures, gas rate and component condition tell you what is on its way out while it is still a planned repair rather than an emergency call-out.

Nothing visible happens the year you skip a service. That is precisely the problem, the costs accumulate silently and arrive together.

What it costs if ignored

An unserviced boiler under guarantee is generally an uncovered boiler, so a heat exchanger failure becomes your bill instead of the manufacturer's.
Incomplete combustion in a poorly maintained appliance is a carbon monoxide risk, which is the reason this work is regulated at all.
Small faults: a weeping seal, a partially blocked condensate, a fan drawing high current, become full breakdowns in cold weather.
Unnoticed system pressure loss dilutes inhibitor and lets corrosion build in the heat exchanger.
Efficiency drifts downward as the burner fouls, so you pay more gas for the same warmth.
A boiler with no service history is harder to sell a house with and harder to insure through a cover plan.

Common mistakes we're called out to

Assuming that a boiler which is working does not need servicing, condition and safety are not visible from the thermostat.
Treating a landlord gas safety check as the same thing as a service; the safety check does not include the clean and full inspection.
Servicing only when a fault appears, at which point you are paying a repair price rather than a service price.
Losing the paperwork, then finding the manufacturer will not honour a claim without evidence.

How the job runs,step by step

Inspection

Visual checks of the appliance, flue route and clearances, ventilation, pipework and the surrounding system, plus a review of any fault history since the last visit.

Combustion and gas rate testing

The appliance is run and tested with an analyser. Combustion figures and gas rate tell us whether it is burning correctly before anything is dismantled.

Step 3

Clean and component check

Casing off for inspection of the burner, heat exchanger, electrodes, seals and condensate trap, cleaned as required and checked for wear that will matter within the year.

Step 4

System checks

Pressure, expansion vessel charge, pressure relief valve, filter condition and controls operation, because the system around the boiler is what most often shortens its life.

Step 5

Safety device verification

Safety devices tested, flue integrity confirmed and the appliance recommissioned to manufacturer specification.

In detail

What a real serviceincludes, and excludes

'Service' is used loosely in this trade. Here is what the work genuinely involves, and how it differs from the other checks people confuse it with.

Service versus gas safety check

A landlord gas safety check (CP12) confirms that appliances are safe on the day of inspection and is a legal requirement for let property. A service goes further: dismantling, cleaning, combustion testing and component inspection to keep the appliance reliable and the guarantee valid. Landlords generally need both.

Combustion analysis

An electronic analyser measures the ratio of gases in the flue, which reveals whether the burner is running correctly and whether there is any risk of incomplete combustion and carbon monoxide. It is the single most important measurement of the visit and cannot be judged by eye.

Components inspected

Burner, heat exchanger, electrodes and ignition leads, fan, gas valve, seals and gaskets, condensate trap and route, pressure relief valve, expansion vessel charge, pump and system pressure. Each has a predictable wear pattern, which is what makes early replacement possible.

Condensate in Scottish winters

Condensing boilers produce acidic condensate that has to drain away. External or poorly insulated runs freeze in Edinburgh cold snaps and shut the boiler down: one of the most common winter call-outs, and one of the most easily prevented at service time by checking fall, diameter and lagging.

Water quality and the filter

A service is the right moment to check the magnetic filter and system inhibitor. A filter full of magnetite is a warning sign that the system needs cleansing or power flushing before it damages the heat exchanger, and it is far cheaper to act on that at a service than after a failure.

Frequency and record keeping

Annually for domestic gas boilers, and keep the paperwork. Manufacturer warranty claims are routinely declined for lack of documented servicing, and a complete history is useful evidence when you sell the property.

How much does a boiler service cost in Edinburgh?

The price is agreed with you when you book, so there are no surprises on the day. If the service reveals a repair is needed, we tell you the cost of that separately before doing anything about it.

How long does a boiler service take?

Usually around an hour for a standard domestic boiler in good condition. Appliances that need more cleaning, or where a fault is found during testing, take longer; you will be told rather than rushed.

How often should a boiler be serviced?

Once a year. That is both the manufacturer's condition for guarantee cover and the interval at which combustion drift and component wear are best caught.

Will skipping a service void my warranty?

In most cases yes. Manufacturer guarantees, including the 10-year cover that comes as standard on boilers we install, require annual servicing by a Gas Safe registered engineer with documentation to prove it.

Is a boiler service the same as a landlord gas safety check?

No. A gas safety check confirms safety on the day and is a legal requirement for rented property. A service includes cleaning, combustion testing and component inspection. Many landlords have both carried out at the same visit.

What if you find a fault during the service?

You get told what it is, what it will cost, and how urgent it is. Nothing gets replaced without your agreement, and if the appliance is genuinely fine, that is what we will tell you.

Can I service a boiler myself?

No. Opening a sealed gas appliance requires Gas Safe registration by law, and combustion cannot be assessed without an analyser. Unregistered work is unsafe, uninsurable and voids the guarantee.

When is the best time of year to book?

Spring or summer. Availability is better, and any repair found is dealt with before the first cold week rather than during it.
