Why it needs doing properly

Boilers are sealed gas appliances. Working on one legally and safely requires Gas Safe registration, and diagnosing one properly requires reading the whole system: gas rate, combustion, water pressure, flow and return differential, control wiring and water quality. Swapping parts against a fault code alone is how people end up paying for a PCB when the real problem was a blocked condensate or a system full of sludge.

A boiler rarely fails all at once. It degrades, and every week it runs in a degraded state it does damage that is more expensive than the original repair.

  • A system carrying magnetite grinds pump bearings and blocks the heat exchanger, one of the costliest components in the appliance.
  • Repeated lockouts and resets stress ignition and gas valve components that were designed for normal cycling.

  • Kettling means overheating inside the heat exchanger, which shortens its life every time it happens.

Common faults andwhat actually causes them

Most domestic boiler call-outs in Edinburgh fall into a small number of families of fault. Recognising which family you are in saves hours of guesswork.

No heating or no hot water

Could be the boiler, but very often is not. A seized three-port or two-port motorised valve, a failed pump, a dead room thermostat, a programmer that has lost its schedule, or a wiring centre fault will all present exactly like a broken boiler. We check the controls chain before condemning an appliance.

Pressure loss and refilling

Three usual causes: an active leak on the system, a waterlogged expansion vessel, or a pressure relief valve passing water out through the external discharge pipe. Each has a distinct signature: a dripping discharge outside points strongly to the third, and a vessel that has lost its charge can be tested and often recharged.

Lockouts, ignition and flame failure

Repeated lockouts point at ignition leads and electrodes, the fan, the gas valve, flue condensate, a blocked condensate trap or, on older appliances, a failing PCB. Blocked condensate is very common in Edinburgh winters where the pipe runs externally.

Noise: kettling, banging and whining

Kettling is overheating in the heat exchanger, almost always caused by scale or sludge restricting flow. Banging on shutdown usually indicates air or overrun issues. A whine is normally the pump, either overspeed drawing air, or bearings on the way out.

Hot water faults on combis

Lukewarm water, water that runs hot then cold, or hot water only when the heating is on typically indicate a diverter valve or a plate heat exchanger scaling up, not a whole-appliance failure. These are repairable components with predictable costs.

When repair stops making sense

Age past roughly 12–15 years, obsolete parts, a failed heat exchanger, or a third significant repair in a short period. At that point we price the repair and a Worcester Bosch or Vaillant replacement side by side and let you decide with real numbers.

How quickly can you attend a boiler breakdown?

How much does a boiler repair cost?

My boiler keeps losing pressure, is that serious?

It means water is leaving the system somewhere, or the expansion vessel or pressure relief valve has failed. None of those get better on their own, and repeatedly refilling dilutes the inhibitor protecting your heat exchanger. It is worth diagnosing early.

Should I repair or replace my boiler?

As a guide: under about ten years old with an available part, repair. Past 12–15 years with obsolete parts or a failed heat exchanger, replacement usually wins. We give you both numbers so the decision is yours, not a sales pitch.

Can you work on any make of boiler?

We work on domestic gas boilers generally and are accredited installers for Worcester Bosch and Vaillant, which means direct familiarity with those ranges and access to their guarantee scheme on new installations.

Why did the same fault come back after another engineer fixed it?

Usually because the part was replaced without addressing what destroyed it: sludge in the system, a leak, a stuck valve or a control fault. We look for the cause as well as the failure, which is the only way a repair holds.

Is it safe to keep using a boiler showing a fault code?

If the appliance has locked itself out, leave it off and call. If you smell gas, do not touch electrical switches, turn the supply off at the meter, open windows and phone the national gas emergency line on 0800 111 999 immediately.
