What goes wrongin Edinburgh housing
Edinburgh has a lot of very old stone housing and a lot of very new build, with comparatively little in between. Both extremes create predictable plumbing and heating faults, and knowing which one you live in tells us a great deal before we arrive.
Pre-1919 tenements
Stone walls mean pipework is usually surface-run or chased into thin plaster, and successive owners have extended and re-routed it over a century. You get long dead legs, mixed copper, iron and plastic joined with whatever was in the van at the time, and cold runs through unheated common stairs. Shared risers also mean a fault in one flat shows up as a symptom in another, which is why proper isolation and testing matters more here than anywhere.
Conversions and subdivided flats
Where a large flat has been split, kitchens and bathrooms often sit where the drainage was never designed to serve them. Long horizontal waste runs with insufficient fall block repeatedly, and boiler flues end up in awkward positions. These are the jobs where a like-for-like swap quietly fails and a properly set-out installation lasts.
Cold, wet, wind-driven winters
Edinburgh doesn't get extreme cold so much as sustained damp cold with wind off the Forth. That's hard on external condensate pipes, which freeze and lock the boiler out on the coldest morning of the year, and on poorly lagged runs in lofts and unheated stairwells. Most of the December call-outs we take are entirely preventable with insulation and a service.
Ageing systems and sludge
Systems that have run for twenty years without ever being flushed accumulate magnetite. It settles in the bottom of radiators and in the heat exchanger, so the boiler works harder for less heat, the pump strains and the rooms furthest from the boiler never come up. Power flushing plus a magnetic filter usually recovers most of that performance without touching the boiler.
Newer developments
Newer Edinburgh homes come with pressurised, sealed systems and combis in tight cupboards. Faults here are less about corrosion and more about pressure loss, expansion vessels that have lost their charge, and controls nobody ever explained to the homeowner. A lot of the time the fix is small, the diagnosis is the part that needs doing properly.
