A boiler installation is a system decision, not a product purchase. It covers survey and heat-loss assessment, choosing between combi, system and regular boilers, flue routing, gas supply sizing, condensate discharge, system cleansing and inhibiting, controls, commissioning to manufacturer specification, Gas Safe notification and warranty registration. We install Worcester Bosch and Vaillant as an accredited installer, which is what allows the 10-year guarantee to be issued.

When you need it

Survey and heat-loss assessment
We look at the property, the existing system, radiator sizing, mains water flow and pressure, gas supply, flue route and condensate options; because all of those determine which appliance is correct.

Installation
Old appliance safely removed, new boiler installed with correct gas sizing, flue routing to manufacturer clearances, condensate run and a magnetic filter fitted on the return.
Step 4
Cleanse and protect
The system is cleansed and dosed with inhibitor so the new heat exchanger is not immediately fed with old debris. Where the system is heavily contaminated we will recommend a power flush.
Step 5
Commissioning and testing
Commissioned to manufacturer specification, gas rate and combustion checked, controls set, system balanced and every radiator verified under load.
Step 6
Registration and handover
Gas Safe notification completed, manufacturer guarantee registered on your behalf, and a walkthrough of the controls before we leave. 12-month workmanship guarantee on top of the boiler's cover.

In detail
Boiler types, fluesand Edinburgh properties
Which boiler is right depends on the building, the water supply and how the household actually uses hot water. These are the variables we assess before recommending anything.
Combi boilers
Heat water on demand with no cylinder, which frees up cupboard space and suits flats and homes with one bathroom and good mains flow. Performance is limited by incoming mains flow rate, so a property with poor mains pressure will not get a good shower from a combi regardless of its kW rating. We measure flow and pressure rather than assuming.
System boilers
Work with an unvented or vented cylinder and suit larger homes and households running more than one bathroom at once. Stored hot water means simultaneous outlets are not fighting each other, and the expansion vessel and pump are built into the appliance.
Regular (heat-only) boilers
Retain the feed and expansion tank and hot water cylinder, and are often the right answer in older Edinburgh properties where the existing pipework, gravity circuits or low mains pressure make a combi conversion expensive and unnecessary.
Flueing and siting
Flue routing has to meet manufacturer clearances from windows, doors, boundaries and openings. Tenement and terraced properties often constrain where a boiler can go, which can mean a horizontal flue, a vertical run, or relocating the appliance. This is exactly why a survey precedes a price.
Controls and efficiency
Modern boilers work best with proper controls: programmer, room thermostat, TRVs, cylinder stat where relevant, weather or load compensation where supported. Correct control setup and a low return temperature are what let a condensing boiler actually condense, which is where the efficiency figure comes from.
What goes with the install
Magnetic filter on the return, system cleanse and inhibitor dose, condensate route planned to avoid freezing on an external run, gas pipework upgraded where the existing supply is undersized, and any radiator or valve corrections identified at survey rather than discovered mid-install.

How much does a new boiler cost in Edinburgh?
It varies with the appliance, the system it is going onto, the flue route and whether the gas supply needs upgrading, which is why we survey first and then agree the price with you before any work starts. What we will not do is quote a figure over the phone that has to be revised once someone actually sees the property.

Worcester Bosch and Vaillant. We are an accredited installer for both, which is what allows us to issue the 10-year guarantee as standard on the boiler.
How long does a boiler installation take?
A straight swap in the same position is typically a day. A conversion: moving the boiler, changing from a regular system to a combi, or removing tanks and a cylinder; usually runs to two or three days. You get the expected timeline at quotation stage, not on the morning we arrive.
Will I be without heating and hot water?
Only during the working day of the changeover. We plan the sequence so heating and hot water are back on before we leave, and on multi-day jobs we tell you upfront which night, if any, is affected.
Do I need a power flush before a new boiler?
Not always, a chemical cleanse and a magnetic filter are sufficient on a reasonably clean system. If the existing system is loaded with magnetite, a power flush protects both the new heat exchanger and your guarantee, and we will say so at survey rather than after installation.
Is the boiler guarantee really 10 years?
Yes, a 10-year manufacturer guarantee comes as standard on the boiler, subject to the manufacturer's conditions including annual servicing. We register it for you as part of handover.
How long should a new boiler last?
With annual servicing, clean inhibited system water and a filter on the return, 12–15 years is a realistic working life. Skipping servicing is the fastest way to shorten that and to invalidate the guarantee.
Do you notify Building Standards and Gas Safe?
Yes. Every installation is carried out by a Gas Safe registered engineer and notified accordingly, and you receive the documentation. It matters at the point of selling or letting the property.
Can you convert my system to a combi?
Often, but not always sensibly. It depends on your incoming mains flow rate, the number of bathrooms and how the household uses hot water. We measure and tell you honestly if a system boiler and cylinder would serve you better.
Do you offer boiler servicing afterwards?
Yes, and it is worth booking, annual servicing is a condition of most manufacturer guarantees, so it protects the ten years you have just paid for.
